Landlord Guide
Everything you need to know about renting out your property in Ontario — your rights, your obligations, and how to protect your investment.
Ontario has no legal requirement for rental pricing, but pricing right matters. Research comparable rentals by property type, size, and what is included (parking, utilities, laundry).
AECORN Advantage
Your AECORN agent pulls live rental market data for your area so you can price with confidence — not guesswork.
You can request references, proof of employment/income, and a credit check (with written consent). Under the Ontario Human Rights Code you cannot screen based on race, religion, family status, age, disability, or receipt of public assistance. Treat all applicants consistently and document your process.
AECORN Advantage
Your agent helps you evaluate applications and ask the right questions — so you find a reliable tenant without the legal risk.
Ontario requires the provincial Standard Lease form for most residential rentals. Must include: names of both parties, property address, monthly rent, what is included, and start date. Tenants can request a Standard Lease — if not provided within 21 days, they may withhold one month's rent.
AECORN Advantage
We guide you through the lease signing process and make sure everything is in order before your tenant moves in.
Must maintain the property in good repair and meet all health, safety, and housing standards. Must give at least 24 hours written notice before entering the unit (except emergencies). Failing maintenance obligations can result in rent abatements ordered by the LTB.
AECORN Advantage
Not sure what qualifies as your responsibility vs. the tenant's? Your agent can walk you through what Ontario law requires.
Units first occupied before November 15, 2018 are subject to the annual provincial rent increase guideline. Units first occupied on or after November 15, 2018 have no rent control. In both cases, 90 days written notice is required using the proper N1 form.
AECORN Advantage
Thinking of raising the rent? Your agent can check current market rates so you know what is competitive before you decide.
Disputes are handled by the Landlord and Tenant Board (LTB). Common applications: non-payment of rent, damage, persistent lease violations, or personal use. Process can take several months — proper documentation and notice procedures from day one are essential.
AECORN Advantage
Prevention is better than the LTB. We help you set clear expectations from day one — the right lease, the right tenant, the right process.
Let your AECORN agent handle the process — from pricing to lease signing.
