The GTA Spring Market Is Tightening Fast – What Buyers Need to Know Right Now

For the past year, buyers in the Greater Toronto Area have had something rare: time, choice, and leverage. But the April 2026 data from TRREB is sending a clear signal that the tide is beginning to turn.
📊 The Numbers Are Shifting
GTA REALTORS® reported 5,946 home sales through TRREB’s MLS® System in April 2026 – a 7% increase compared to April 2025. At the same time, new listings fell by 9.3% year-over-year to 17,097 units. Sales are rising. Supply is shrinking. That combination is how markets tighten.
The average selling price in April came in at $1,051,969 – down 4.9% compared to April 2025. The MLS® Home Price Index Composite benchmark declined 6.6% year-over-year. So yes, prices are still below last year’s levels. But here’s what matters more: on a month-over-month seasonally adjusted basis, the average selling price edged up compared to March 2026. The floor may be forming.
🔍 What This Means for Buyers on the Sidelines
TRREB President Daniel Steinfeld was direct: “Buyers have taken advantage of more affordable housing market conditions on the back of lower home prices. If market conditions continue to tighten and home prices level off, this could be a signal to intending homebuyers who remain on the sidelines.”
That’s the market’s own board telling you the window is narrowing.
Right now, you still have:
✔ Prices nearly 5% below April 2025 levels
✔ Lower borrowing costs compared to a year ago
✔ Real negotiating power in many GTA neighbourhoods
But as competition builds, those advantages erode. TRREB notes that on a seasonally adjusted basis, sales rose by a greater monthly rate than new listings – meaning certain areas are already seeing stronger buyer competition.
